Hart Realty Advisers, based in Simsbury, Connecticut, is independent and closely held. operated in a team-oriented environment where investor and adviser goals are identified and well aligned.

What we do


Hart Realty Advisers specializes in the development, acquisition, and management of domestic private equity, core, value-added, and opportunistic real estate. The investment opportunities are tailored for corporate and public pension plans, foundations, and endowment funds matching their unique risk and diversification requirements with marketplace opportunities.

Our experience extends to all major types of commercial real estate, but we believe we offer greater retail experience than most investment managers. We have years of experience and have developed tremendous relationships through the International Council of Shopping Centers (ICSC), the largest retail trade organization in the United States with over 50,000 members. The founder of our company was a Trustee of ICSC for many years, which leads to many investments acquired off market. Overtime, these relationships have transferred to Hart senior staff.

We create value at various stages in the propertylife cycle:

  • Through participation in opportunistic joint venture development.

  • By adding value through the expansion, renovation, and repositioning of assets.

  • By acquiring core and core-plus assets with limited risk.


Serving the Interest of Investors


Hart focuses on minimizing conflicts of interest and controlling fixed costs. When appropriate, we will form joint ventures with experienced developers and operators to execute complex strategies. Hart will also engage seasoned property management and leasing firms to assist in the operations and value creation of an asset.

David S. Hart

Principal & CEO

David Hart joined Hart Realty Advisers in 1985 and serves as the Chief Executive Officer. He is responsible for all significant decisions regarding the firm. In addition to formulating and overseeing the strategy of the firm.Mr. Hart is also responsible for sourcing capital and managing existing client relationships while working closely with his senior managers to execute the firm’s strategies and meet the needs of our clients. He is a member of the firm’s Executive, Management, Acquisition, and Investment Committees.

Mr. Hart is a Board Member of The House of Bread, a non-profit organization that provides food, shelter, and education to disadvantaged men, women and children in Hartford, Connecticut. Additionally, he is an Alumni Board Member of the Real Estate Academic Initiative at Harvard University.

Kim L. DiPietro

CFA, Senior Director
Research & Acquisitions

Kim DiPietro provides economic, demographic and fundamental research supporting the development and execution of investment strategies. She is also responsible for producing timely research reports such as property-specific outlooksand insight papers for the firm’s staff and clients. Ms. DiPietro also allocates a portion of her time to acquisition activities and is a member of the firm’s Investment and Acquisition Committees.

Prior to joining Hart, Ms. DiPietro spent 15 years at CIGNA Investment Management, most recently as Vice President, Strategy & Research in CIGNA Realty Investors. She also held other analyst positions within CIGNA Realty Investors, including asset manager, loan underwriter and investment analyst for limited partnerships. Previously, she was an investment analyst with Liberty Mutual Insurance Group in Boston, Massachusetts.

Peter C. Grzybala

Managing Director
Head of Asset Management

Peter Grzybala is in charge of the Asset Management Group’s day-to-day operations with tactical responsibility for the real estate asset portfolios, and is a member of the firm’s Management and Investment Committees. Mr. Grzybala joined Hart Realty Advisers in 1999, bringing 25 years’ experience in institutional real estate lending and investment management.

Before joining the firm, he was with Phoenix Realty Advisers, serving as Senior Vice President for the Eastern Regional Real Estate Team and subsequently as Managing Director of the Commercial Asset Management Group, where he was responsible for various diverse commercial property portfolios.

David B. Huntley

CPA, Chief Financial Officer

David Huntley joined Hart Realty Advisers in 2001 and is directly responsible for the daily operations of the firm along with all property and client financial reporting related to the firm’s investment portfolio. He works closely with David Hart in formulating and executing the strategy and direction of the firm. Mr. Huntley also serves as the firm’s chief compliance officer and is a member of the firm’s Executive and Management Committees.

Prior to joining Hart Realty Advisers, he was Assistant Director of Real Estate Accounting at CIGNA and was with KPMG’s Financial Services Group responsible for the auditing needs of various corporate clientele. Mr. Huntley is a veteran classroom volunteer for Junior Achievement and is an Assistant Scout Master for his local Boy Scout Troop.

Daryl R. Krivanec

Asset Management

Daryl Krivanec joined the firm in 2001, and is currently responsible for the tactical and operational aspects of a portfolio of client assets. Prior to joining Hart, he was employed for 15 years at CIGNA Investment Management where he held a variety of debt and equity positions. Most recently he was Vice President in Commercial Mortgage Portfolio Management responsible for managing the analytics of CIGNA’s $11 billion mortgage portfolio.

Derek B. Peterson

Managing Director
Head of Acquisitions

Derek Peterson is responsible for generating, underwriting, financing, and closing transactions in various markets throughout the country, and providing investment analysis, financial modeling, and economic data to Hart Realty Advisers’Investment Committee. Mr. Peterson also serves as a member of the firm’s Management and Acquisition Committees.

Prior to joining the firm in 2002, Mr. Peterson was employed by the Real Estate Principal Group at Lazard in New York where he was responsible for reporting on a $1 billion equity fund and two debt funds with assets over $250 million. Before joining Lazard, he was an analyst at the Sanford C. Bernstein Company in New York. Mr. Peterson also serves on multiple land-use boards in Simsbury, Connecticut including Zoning, Economic and Business Development, and Open Space.
